Summit Country Day School in Hyde Park, a suburb of Cincinnati, Ohio, added an 11,000-square-foot, five-story wing to their main building during the summer of 2015. The challenge was to complete the project, a typical 8-10-month project, in only 11 weeks and open before school resumed in the fall for its 125th anniversary school year. This addition provides an art studio, business office, classrooms, larger library and science labs. The addition and renovations were also designed to mimic the features of the historic building, originally built in 1890. HGC Construction was hired to build the expansion and help with the renovation, and the firm worked closely with TP Mechanical for the HVAC installation and its other partners to meet this vigorous schedule.
HGC Construction; the architect and engineer, SHP Leading Design; and TP Mechanical worked closely during the developing stages of the design process. TP Mechanical communicated with equipment vendors during the design process to ensure availability of critical path items. Planning schedules with each onsite vendor and contractor were reviewed weekly in the months leading up to the project start. This organization resulted in 75% of the equipment and material ordered and staged in trailers for on-time delivery in advance of the project schedule start date. This was essential to the project schedule because lead times on those items were 6 to 8 weeks.
The HVAC schedule called for certain floors and areas to be completed by specific dates. In the first weeks, TP Mechanical’s crew of 15 skilled workers completed demolition for the renovation and laid out the new HVAC System. There were seven specialized crews that performed the same task throughout the duration of the project. The roofing equipment was set in two days and was operational three weeks later.
